The specific amount depends on property type, location, and borrower qualifications.
The timeline varies based on the complexity of the transaction. Simple refinances can close in as little as 30 days, while purchase transactions typically take 45-60 days. Bridge loans and special situations can often be completed in 2-3 weeks. We provide pre-qualification within 48 hours and work diligently to meet your closing deadlines.
Required documents include: personal and business tax returns (last 2-3 years), personal financial statement, rent roll and operating statements for the property, property insurance information, purchase agreement (for acquisitions), and business formation documents. While requirements vary by lender and loan program, most commercial mortgages require a minimum credit score of 650-680. However, the property's cash flow and debt service coverage ratio are often more important than personal credit. DSCR measures a property's ability to cover its debt obligations from operating income. It's calculated by dividing the property's net operating income (NOI) by the annual debt service. Most commercial mortgages include prepayment penalties to protect the lender's yield. These can be structured as yield maintenance, defeasance, or declining prepayment penalties (such as 5-4-3-2-1).
